executives from LaSalle Investment Management, Brookfield Asset Management, Benoy and Yardi speaking at an industry forum today.<\/p>\n<p>Although utilisation rates for offices in Asia Pacific are much higher than in other parts of the world, hybrid working is still widespread in the region and companies are using premium offices as tools to bring employees back to the office, George Goh, head of acquisitions and asset management for Southeast Asia at LaSalle, said in a panel discussion at the Mingtiandi Office Strategies Forum.<\/p>\n<p style=\"text-align: center;\"><a is here to stay,\u201d the Singapore-based executive said. \u201cMultinational companies are demanding higher and higher standards in terms of sustainability, accessibility, flexibility and amenities for wellness, building technology, safety, security and health.\u201d<\/p>\n<p>Goh was speaking at the MTD TV panel, which was sponsored by Yardi, after LaSalle, together with its joint venture partner, Singapore private equity shop TE Capital, began clearing the site for Solitaire on Cecil, a prime office project in the city-state\u2019s central business district <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/projects\/lasalle-te-capital-singapore-jv-solitaire-on-cecil-sold-out-in-six-months\/\">which achieved record prices earlier this year<\/a> as it sold out its strata-titled space.<\/p>\n<h3>Landlords Compete for Top Tenants<\/h3>\n<p>The ongoing \u201cwar for talent\u201d has also fueled demand for quality offices in Australia, where unemployment has plunged to a multi-decade low, according to Leonie Wilkinson, senior vice president for portfolio management at Brookfield Asset Management, who was speaking in the same panel.<\/p>\n\n\t\t<style all of the elements (such as) collaborative space and very high amenity, as opposed to the smaller tenants (who are) genuinely attracted to that turnkey space where they can come in and just get working very quickly,\u201d she said.<\/p>\n<p>\u201cWell-capitalised landlords that can work to meet the differing demands of different types of tenants are going to be the best positioned in the market,\u201d she added.<\/p>\n<p>In April, Canada-based asset management giant <a href=\"https:\/\/cbusproperty.com.au\/cbus-property-brookfield-join-forces-to-develop-prime-commercial-site-at-nine-the-esplanade-elizabeth-quay\/\">Brookfield teamed up with Cbus Property<\/a>, the development arm of Australian superannuation fund CBUS, to establish a development joint venture for a premium grade office tower in Perth\u2019s Elizabeth Quay.
