The fourth plot will be considered for redevelopment together with the others or may be developed separately, depending on the company\u2019s success in obtaining a sale order, Wong said.<\/p>\n<h3>Consolidation Advances<\/h3>\n<p>The property at 68A-70C To Kwa Wan Road comprises a nine-storey commercial-residential building completed in 1960. The site is on the northwestern side of To Kwa Wan Road between its junction with Chi Kiang Street and Lok Shan Road, about six minutes\u2019 walk from To Kwa Wan MTR station, which opened for service in June of last year.<\/p>\n<div id=\"attachment_259498\" style=\"width: 410px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" aria-describedby=\"caption-attachment-259498\" class=\"size-full wp-image-259498\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2021\/12\/Henderson-Augustine-Wong-e1639661945149.jpg\" alt=\"Henderson executive director Augustine Wong Ho Ming\" width=\"400\" height=\"283\" \/><p id=\"caption-attachment-259498\" class=\"wp-caption-text\">Henderson Land executive director Augustine Wong<\/p><\/div>\n<p>Excluding its adjoining plots, the site on its own can yield up to 104,465 square feet of floor area, which translates to HK$11,487 per square foot of gross floor area at the HK$1.2 billion reserve price. Henderson\u2019s winning bid at Tuesday\u2019s auction, which was conducted by Savills and gave the company the remaining units it had not yet acquired in the structure, added about HK$13.4 million to the developer\u2019s total expenditures in consolidating the building.<\/p>\n<p>Henderson is seeking to merge 68A-70C To Kwa Wan Road with <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/projects\/henderson-land-consolidates-to-kwa-wan-site-in-hong-kong\/\">an adjacent building it acquired in March<\/a> spanning 14-16 Ha Heung Road, 1-7 Lai Wa Street and 2-8 Mei Wa Street and <a href=\"https:\/\/www.jll.com.hk\/en\/newsroom\/property-in-to-kwa-wan-for-auction-under-land-ordinance\">another connecting property it purchased last November<\/a> at 58-70 Lok Shan Road, 1-9 Mei Wa Street and 18-20 Ha Heung Road. The remaining segment is at 72-76 Lok Shan Road and 72-76B To Kwa Wan Road.<\/p>\n<p>Last October, Henderson <a href=\"https:\/\/www.bd.gov.hk\/doc\/en\/whats-new\/monthly-digests\/Md202110e.pdf\">won approval from the Buildings Department<\/a> for a redevelopment scheme for the consolidated To Kwa Wan site, which provides for construction of a 27-storey residential building atop a three-storey retail podium once the company gains full ownership of all four properties.<\/p>\n<p style=\"text-align: center;\"><a data-no-instant=\"1\" href=\"https:\/\/www.mingtiandi.com\/real-estate\/events\/oxford-ivanhoe-kic-savills-on-singapore-india-markets\/\" rel=\"noopener\" class=\"adv-link\" target=\"_blank\" aria-label=\"14 NOVEMBER 2023 conrad centennial Singapore\"><img decoding=\"async\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore.jpg\" alt=\"\"  srcset=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore.jpg 780w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore-400x128.jpg 400w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/14-NOVEMBER-2023-conrad-centennial-Singapore-640x205.jpg 640w\" sizes=\"(max-width: 780px) 100vw, 780px\" width=\"780\" height=\"250\"   \/><\/a><\/p>\n<p>Should each flat in Henderson\u2019s proposed project average 400 to 500 square feet of saleable area upon completion, the price for each unit could run from HK$11 million to HK$13 million, according to Cyrus Fong, senior director for valuation and advisory at Knight Frank.<\/p>\n<h3>Bleak Backdrop<\/h3>\n<p>Henderson\u2019s latest milestone comes after Cushman &amp; Wakefield reported last week that residential transactions in Hong Kong fell by 22 percent in the third quarter compared with the preceding three months for a total of 11,600 deals.<\/p>\n<p>Charles Chan, managing director of Savills Valuation and Professional Services in Hong Kong, linked the ailing market to interest rate hikes, rising construction costs, the US-China conflict and COVID-19.<\/p>\n<p>\u201cThe resumption of quarantine-free travel may not directly impact developers\u2019 acquisition projects, as the number of compulsory sale applications is mainly related to the direction of the property market,\u201d Chan said in the release announcing Henderson\u2019s successful bid.<\/p>\n<p style=\"text-align: center;\"><a data-no-instant=\"1\" href=\"https:\/\/www.mipim-asia.com\/?utm_source=mingtiandi&#038;utm_medium=barter_website&#038;utm_campaign=mipimasia2023\" rel=\"noopener\" class=\"adv-link\" target=\"_blank\" aria-label=\"AR-607487_Mipim Asia_23_Banner Resize 780&#215;250\"><img decoding=\"async\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/10\/AR-607487_Mipim-Asia_23_Banner-Resize-780x250-1.jpg\" alt=\"\"  srcset=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/10\/AR-607487_Mipim-Asia_23_Banner-Resize-780x250-1.jpg 780w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/10\/AR-607487_Mipim-Asia_23_Banner-Resize-780x250-1-400x128.jpg 400w, https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/10\/AR-607487_Mipim-Asia_23_Banner-Resize-780x250-1-640x205.jpg 640w\" sizes=\"(max-width: 780px) 100vw, 780px\" width=\"780\" height=\"250\"   \/><\/a><\/p>\n<p>In addition to Henderson\u2019s acquisitions through compulsory sales, in September of last year the builder won a residential project along Ma Tau Wai Road <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/projects\/henderson-land-wins-kowloon-ura-project-for-1-04b\/\">for HK$8.1 billion<\/a> through a tender held by the Urban Renewal Authority.
