\/>\n\t\t<\/div>\n\n<p>\u201cMoving into the alternative sectors, such as senior housing, student housing, I believe is the way to go. We just need to be proactive rather than passive,\u201d Watanabe said. Watanabe sees this as part of the evolution of the real estate fund management industry.<\/p>\n<p>\u201cPE real estate is becoming quite similar to traditional PEs,\u201d the Nuveen executive said. \u201cThey invest into operations. For PE real estate, we need to look at both sides of the equation \u2014 into the operations as well as managing the asset.\u201d<\/p>\n<h3>View From the Fortress<\/h3>\n<p>Speaking from Sydney in what he termed \u201cFortress Australia\u201d, Gaitanos said that despite lingering COVID-19 fallout and the continued closure of his country\u2019s borders, the outlook for student housing investment Down Under remains upbeat.<\/p>\n<p>\u201cEducation is our third-biggest export industry, and Australia is the globe\u2019s third-biggest education market,\u201d he said.<\/p>\n<p>The bigger struggle stems from the scarcity of high-quality assets for sale in Sydney, though he expects that to change as universities look to raise needed cash by offloading non-core properties.<\/p>\n<p confidence in the outlook for the region \u2014 and particularly for student housing \u2014 in the year to come.<\/p>\n<p>\u201cI think there\u2019s a huge opportunity for investors in this market,\u201d she said. \u201cThe macro fundamentals remain strong, and I think from a return perspective it\u2019s very attractive compared to other asset classes.\u201c<\/p>\n<p><strong>You can
