That scale is driving a transformation of once-simple warehouses into tech-enabled fulfilment centres, senior leaders from regional developer ESR, Taiwan\u2019s Ally Logistic Property (ALP) and UK venture capital firm Pi Labs revealed in their panel discussion on Mingtiandi\u2019s MTD TV video platform.<\/p>\n<p style=\"text-align: center;\"><div style=\"margin-left: auto; margin-right: auto; text-align: center; \" id=\"mingt-343593069\"><a data-no-instant=\"1\" href=\"https:\/\/www.yardi.asia\/Resource\/?resource=Technology+Transformation+in+Asian+Real+Estate+%28White+Paper%29&#038;utm_source=mingtiandi&#038;utm_medium=website&#038;utm_campaign=wp23ttare\" rel=\"noopener\" class=\"adv-link\" target=\"_blank\" aria-label=\"Yardi &#8211; Asia Proptech Report 2023 v4_320\"><img decoding=\"async\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2023\/11\/Yardi-Asia-Proptech-Report-2023-v4_320.gif\" alt=\"\"  width=\"320\" height=\"320\"  style=\"display: inline-block;\" \/><\/a><\/div><\/p>\n<p>\u201cLogistics is very much a business where everyone is involved,\u201d said Dr Michael de Jong-Douglas, senior managing director at ESR. \u201cEveryone is getting something delivered, whether it\u2019s from the factory to the warehouse to the store, or often now from the factory directly to the end consumer. So I think logistics is very much becoming the forefront of a lot of the technology adoption.\u201c<\/p>\n<p>Today\u2019s programme was the second and final session in Mingtiandi\u2019s Asia Proptech Forum, which has focused on how the COVID-19 pandemic is accelerating adoption of technology in the real estate sector.<\/p>\n<h3>Building a Better Warehouse<\/h3>\n<p>The one-hour programme brought together de Jong-Douglas, who also heads Hong Kong-listed ESR\u2019s Future Solutions Group; Gene King, director of international expansion at ALP; and Faisal Butt, CEO of Pi Labs, which is among warehouses are increasingly turning to tech solutions, including hardware and software to help track and analyse how goods move through facilities.<\/p>\n<p>ALP\u2019s King likened the tech drive at warehouses to an \u201carms race\u201d for accuracy and efficiency.<\/p>\n<p>\u201cAt this moment, in the era of a new economy, it\u2019s all about efficiency and speed,\u201d he said. \u201cThe nature of e-commerce, it\u2019s about tech, and also it\u2019s very complex, and there\u2019s a very high requirement on immediacy.\u201d<\/p>\n<h3>Pandemic Drives Change<\/h3>\n<p>Pi Labs\u2019 Butt drew a comparison between how the global financial crisis gave rise to fintech solutions and how COVID-19 is triggering proptech use.<\/p>\n<p>\u201cThe pandemic is acting as a major catalyst for proptech and driving adoption,\u201d he said. \u201cIt was already happening, but it was happening more slowly.
